That question is asked hundreds of times across the United States by bankers, realtors, zoning officials and the general home buying public. There is a clear difference in the two. The term “mobile home” has been replaced in technical and legal jargon by the term “manufactured housing” in recent years. To further confuse the issue modular homes often are referred to as off site built, pre-fabricated, industrialized, systems built, as well as other terminology that has been used in various situations.
In general manufactured homes (formerly mobile homes) are built to comply with a code developed in 1976 referred to as the HUD Code. This code requires that any home built to comply must be attached to a permanent chassis---a steel frame. In general due to this steel chassis the structural elements required differ from those required for modular or conventional construction. (For example 2x6 floor joists can be used versus 2x10 floor joists in modular or conventional home construction.)

Unibilt is unique in that we not only set homes with the use of a crane (as others do) but also when feasible we can also place your new home on its permanent foundation by using “roll-on” equipment. This translates in to cost savings for our builders and customers. Savings in the thousands of dollars can be realized when the “roll on” method can be utilized. While this method of setting homes is not always feasible (two story homes must be set with a crane) we take every opportunity to save homeowners money when possible.

Unibilt Custom Homes uses a 2-part polyurethane foam adhesive system to attach our ½” drywall to wood framing in all ceiling systems as well as all exterior walls. This allows Unibilt to avoid the use of any nails or screws in the ceilings of our homes. No opportunity for screw and nail pops which commonly occur in traditional building methods. Our 2x6 exterior sidewalls also feature the use of the foam adhesive system with only minimal mechanical fasteners basically around the perimeter of door and window openings. These fasteners are predominantly covered by trim again minimizing the potential for unsightly screw and nail pops in the future. The extreme adhesive qualities of the 2-part foam assist in minimizing the occurrence of dry wall cracks due to settling as the home rests on the foundation.

Unibilt installs TALLWALL by Norbord on all exterior walls to save our homeowners on their energy bills, year after year.
During one of our recent monthly factory tours, we were asked a great question, “Why is the exterior sheathing installed vertically instead of the way most other builders do it?”
While traditional builders install plywood or osb exterior sheathing in a horizontal fashion (4x8 sheets), Unibilt applies all exterior sheathing in 4x9 or 4x10 sheets, which are fastened vertically-----all seams are on a stud, no gaps for air infiltration. Further the sheathing now ties in the top plate with the floor joist rim plates. Stronger, tighter, and just plain better construction!
